For architects, GCs and agencies
We build ADA upgrades from architect or consultant plans, or price corrections from an accessibility report, and coordinate the permit and inspection.
Accessible parking is more than blue paint. Slopes, ramp geometry, sign height and the route to the door all get measured, and most lots fail on the parts nobody notices.
The common failures we see in South Florida lots: accessible stalls on a slope steeper than allowed, access aisles too narrow or missing, no van-accessible stall, curb ramps that are too steep or have no level landing, faded or missing signs, and an accessible route to the entrance that crosses a lip or a gap. Restriping alone fixes none of the slope or ramp problems.
Because we pour ADA ramps and sidewalks on public work every week, and inspectors check our cross slopes with a level, we build these to measure. We can relocate stalls to the flattest area near the entrance, regrade and repave stalls that are too steep, rebuild curb ramps with detectable warnings, install signs and wheel stops, and stripe the layout, all in one visit.
Florida applies its own accessibility code alongside the federal ADA standards, and local building departments review it. For a definitive determination on a specific property, an accessibility consultant or architect is the right call; we build to the plan and the code.

Correct count, size and location of accessible and van-accessible stalls with striped aisles.
Regrading and repaving stalls and aisles that exceed allowable slope.
Concrete ramps with level landings, flares and detectable warning surfaces.
Removing lips and gaps and building a compliant route from the stall to the entrance.
Accessible parking signs at the right height and location, and wheel stops.
Full layout restripe with the accessible stalls marked to code.

If you have received a complaint or a city notice, send it to us. We will walk the lot and price the corrections it lists.

It depends on the total number of spaces; the standards use a table, starting at one accessible space for lots of up to 25 spaces, and at least one in six accessible spaces must be van accessible. We lay out the lot to meet the count.
Only if the slopes, ramps, signs and route already comply. Restriping cannot fix a stall that is too steep or a ramp without a landing.
Accessible stalls and aisles must be nearly level; the standards limit slope to 2 percent in any direction. Many older lots exceed that.
We build to the plans and applicable code. For a formal compliance report, use an accessibility consultant or architect; we work from their findings.
