For developers and GCs
Developers and GCs get the full civil package around the building priced together, with density testing, as-builts and inspections handled.
A parking lot is drainage, base, curbs, asphalt, striping and ADA compliance, all in one. We self-perform every one of those, so one company owns how the lot performs.
Most parking lot failures in South Florida come from water and base: a lot graded to the wrong spot, inlets set high, or asphalt placed over limerock that was never compacted. On new lots we build from the subgrade up: earthwork, limerock base tested for density, drainage structures, curbs, asphalt, then striping and signage. On existing lots we start with what is failing and why, then price the right mix of patching, milling, regrading and resurfacing.
We work around open businesses and occupied buildings. Lots are phased by section with notices and signage, and night or weekend work is available for retail and medical sites that cannot close during the day.
Every lot we finish gets compliant ADA stalls, access aisles and signs, because an inspector or a complaint will check, and it is far cheaper to get right while the crew is already there.

Earthwork, limerock base, drainage, curbs, asphalt, striping and signs for new construction.
Mill and overlay with base repairs, structure adjustments and new striping.
Regrading, new inlets and exfiltration trench to stop ponding.
Type D, Type F and header curb, plus wheel stops and bollards.
Accessible stalls, aisles, curb ramps, signs and slopes to code.
Sections closed in phases, with night and weekend work for sites that cannot close.

Condos, HOAs, churches and businesses get a site walk, a written scope by section and a phasing plan so the property keeps working while we pave.

A resurfacing of a typical small commercial lot can often be done in one to three days in phases. New construction depends on drainage and earthwork, usually a few weeks.
Many South Florida municipalities require a permit for paving work on commercial property, and any work in the public right-of-way does. We check with the city and pull what is required.
Yes. We pave in sections and can work nights or weekends.
It depends on traffic. Passenger-car areas commonly use a lighter section than truck lanes, loading areas and dumpster pads, which need thicker base and asphalt. We design the section around how the lot is used.
