For builders and developers
Spec homes, duplexes, townhome rows and small commercial sites: we price concrete or asphalt driveways, aprons and the parking field together, pull the right-of-way permits, and sequence around your other trades.
We build both. Concrete and asphalt driveways, including the apron in the right-of-way, the permit, and the drainage fix if your driveway is why the garage floods.
Most driveway contractors in Miami do one material. We run a concrete crew and an asphalt crew, so we will tell you which one fits your property and your budget instead of selling you the one we happen to pour. Concrete costs more up front and lasts longer with less maintenance; asphalt costs less, goes in faster, and handles tree roots and settling better because it flexes. Either way, the driveway only lasts as long as the base under it, and we build the base ourselves.
The part most homeowners do not know: the apron, the section between the sidewalk and the street, sits in the public right-of-way. In Miami-Dade and most Broward cities it needs a permit and an inspection, and it has to match the municipal standard for thickness and slope. We pull that permit on every driveway we build.
If your current driveway sends water toward the house, we grade the new one away from it or add a channel drain at the garage, because we are also a drainage contractor. One price, one crew, one company to call.

4-inch slabs over compacted limerock for cars, 6-inch reinforced for trucks and RVs, with control joints and a broom or decorative finish.
Limerock base, prime coat and hot-mix asphalt, rolled to the same density we hit on city streets.
Removal and haul-off of the old slab or asphalt, base repair, and the new driveway, concrete or asphalt.
The apron from sidewalk to street, built to municipal standard, with the permit and inspection handled.
Channel drains at the garage, regrading, and French drains alongside so the driveway stops flooding the house.
Adding a parking pad, a second lane or a turnaround, matched to the existing driveway.

Send us a photo and the dimensions. We will tell you whether concrete or asphalt makes more sense for your lot, flag any drainage problem we see, and send a written price that includes the apron and the permit.

Concrete lasts 30 years or more, resists heat and oil stains, and needs almost no maintenance, but costs more and cracks if the base settles or a root lifts it. Asphalt costs roughly a third less, goes in and reopens in a day, and flexes over roots and soft spots, but needs sealcoating every few years and softens in August heat. We install both and will recommend based on your soil, trees, budget and how long you plan to stay.
It depends on size, whether the old driveway has to come out, the base condition and the material. A standard two-car asphalt driveway is the least expensive option; the same driveway in concrete costs more. Send dimensions and photos for a written number; our calculators will give you the material quantities first.
Yes, in nearly every municipality, because the apron is in the public right-of-way. Some cities also require a permit for the private portion. We handle it and schedule the inspection.
Concrete: keep cars off for 7 days and heavy trucks off for 28. Asphalt: cars the next day, heavy loads after a week, and no sealcoat for 90 days.
Yes. A channel drain across the garage opening, regrading the new driveway, or a French drain along the edge are all normal parts of a driveway job for us. We are a drainage contractor as well as a paving contractor.
