Parking lot maintenance schedule for South Florida properties
How often to crack seal, sealcoat, restripe and resurface a parking lot in Miami-Dade and Broward, and how to budget for it.

Why South Florida lots age faster
Year-round UV oxidizes asphalt binder, and summer rain finds every crack. Once water reaches the limerock base, the base softens and the pavement above it fails. Almost all parking lot maintenance is about keeping water out of the base for as long as possible.
A typical maintenance cycle
Every year: walk the lot after the rainy season, mark new cracks and soft spots, and seal cracks before they widen. Every two to three years: sealcoat and restripe. As needed: patch failed areas with full-depth hot-mix repairs before sealcoating. Every fifteen to twenty-plus years, depending on traffic and how well it was maintained: mill and resurface, with base repairs and drainage corrections.
These are typical ranges, not rules. A lightly used condo lot in good shape can stretch them; a retail lot with delivery trucks will need attention sooner.
How to budget
Boards and owners who budget for maintenance every year spend far less over the life of the lot than those who wait for it to fail. A practical approach is a five-year plan: crack sealing and spot repairs every year, sealcoat and striping on a two- to three-year cycle, and a reserve line for eventual resurfacing. Ask your contractor to price the plan, not just the next job.
Signs it is past maintenance
Alligator cracking (interconnected cracks that look like scales), ruts in drive lanes, depressions that hold water, and patches failing next to patches all mean the base has failed in those areas. Sealing over them is wasted money; those areas need repair, and if they cover much of the lot, resurfacing.
Do not forget drainage and ADA
Check that inlets are clear and the pavement around them is not sinking, and that water is not ponding against buildings or in accessible stalls. Every restripe is a chance to correct accessible stall layout and signage.
Common questions
Can I skip sealcoating?
You can, but the surface will oxidize and ravel sooner, and you will resurface earlier. Crack sealing is the one item not to skip.
What is the cheapest maintenance with the biggest payoff?
Crack sealing. It is inexpensive and directly protects the base.
