Commercial parking lot paving in Miami for properties that cannot close

Shopping centers, office and medical buildings, warehouses, condos and HOAs. We pave, repair and restripe commercial lots in phases, with the paperwork your property manager needs and our own crews doing the work.

Built around tenants, customers and deliveries

On a commercial property the paving is only half the job. The other half is keeping the stores open, the tenants parked and the trucks moving while it happens. We plan every commercial lot by section: which entrances stay open, where customers park during each phase, how deliveries and garbage pickup get in, and which ADA stalls stay available.

Tenants and residents get written notice before each phase, the closed area is signed and barricaded, and night or weekend work is available for retail, restaurants and medical offices that cannot lose a business day.

Because we self-perform the drainage, concrete, asphalt and striping, there is no gap between trades where a section sits closed waiting on the next sub.

What property managers get from us

  • A site walk and a written scope broken down by section and priority
  • A phasing plan showing what closes when
  • Certificate of insurance before we mobilize
  • Permits pulled and inspections scheduled where required
  • One point of contact from the estimate to the final walk-through

Repair, resurface or rebuild

Not every lot needs a full overlay. Sound pavement with surface wear can be sealcoated and restriped. Cracking and raveling over a good base can be milled and resurfaced. Potholes, ruts and alligator cracking usually mean the base failed in that area, so we cut it out and rebuild it before paving over it. Ponding water means grading or drainage comes first. We price what each part of the lot actually needs.

Commercial lots we have built

Earthwork, base, paving, sidewalks and striping for the parking fields at Stadium Towers and Northside Village in Miami, and a full removal, repave and restripe of an apartment parking lot in Miami Beach.

Keeping a commercial lot in shape

A commercial lot lasts longest on a schedule: crack sealing as cracks appear, sealcoating and restriping every few years, and spot repairs before small failures spread. Our parking lot maintenance guide covers the typical intervals for South Florida, and we can price a multi-year plan so the big costs land in the budget year you choose.

Questions we get asked

Can you provide a certificate of insurance for our property manager?

Yes. We send a certificate of insurance before mobilizing and can list the owner or management company as certificate holder, or as additional insured where the policy allows.

Can you pave without closing our business or building?

Yes. We split the lot into sections, keep entrances and ADA stalls open in each phase, post signs and notices ahead of time, and work nights or weekends when daytime closure is not an option.

Should we patch, resurface or rebuild the lot?

It depends on why it is failing. Surface cracking and raveling on a sound base can be milled and resurfaced. Alligator cracking, ruts and potholes in one area usually mean failed base there, which is cut out and rebuilt before the overlay. Ponding means grading or drainage has to be fixed first. We walk the lot and price what each area needs.

Can you price the work in phases to fit our budget?

Yes. We price by section and by priority, so the worst areas, drainage problems and ADA items can be done first and the rest scheduled for the next budget year.

Do you handle permits for commercial parking lot work?

Yes. We confirm with the city or county what is required for the scope, pull the permit and schedule the inspections.
